Budget costs 

KD Haus can supply a new house constructed to any level of completion you require, from a basic frame that you may finish yourself, to a ready to occupy home.

Frame only 

The cost for this basic timber frame, windows, doors and roof complete, together with the first floor structure, but excluding any foundations, is approximately £500 per m2.

Ready to occupy 

Included in this cost is:

Timber frame and roof structure together with tiled roof and rooflights.
External walls and all windows and doors, including a front door to your own design.
All internal walls, and doors finished in real wood veneer, i.e. birch, beech or maple.
Floors are left as fair finished concrete screed ready to receive a carpet or wood floor finish
Heating system: Boiler or Heat Pump and underfloor heating system fitted to all rooms
Electrics: socket outlets, light outlet points and switches to all rooms. Together with a generous provision of socket outlets in the kitchen and 30amp outlets for an oven. Smoke and heat detection system.

Excluded from this cost are site dependant items:

Service connections: water, Gas, Electrics, Telephone
Drainage beyond the first manhole
Groundworks, excavation and provision of foundations or basement (the cost of the concrete foundations, drainage and service connections is dependent on the site, but a budget figure of £25,000 might be assumed in a typical case)

A budget price of £1200 per sqm or £112 per foot can be assumed, but it is always advisable to ring and talk to one of our staff about your project as costs often vary depending on the particulars of the site.

Alternatives 

Although our normal service provides a complete house finished and ready for occupation, KD Haus can also provide a house constructed to any level of completion you require.

For example, KD Haus UK Ltd can build a frame and roof, ready for you to finish the job yourself.

We also offer the option of a basement in place of traditional foundations. This is a cost effective way of increasing your usable living space. Windows at high level allow light and ventilation, so that the basement area provides superior accommodation for work or hobbies.

While bathroom and wc fittings are provided as part of our standard package, we can also design and fit out these areas to accommodate special requirements, with prices on request.
